The property market across Kent and Gravesend has shifted. Buyers now have more choice, less purchasing power, and greater confidence when negotiating. Put simply, buyers are currently in control, not sellers.

That does not mean we are in a terrible market or that homes are not selling. Far from it. It is an active market, and we are receiving offers across all of our listed properties. However, it is a different market, and sellers must respond accordingly.

The homes that are prepared properly, marketed exceptionally well, and priced accurately are still attracting serious buyers. Those that are not can quickly be overlooked.

Why has the market changed?

There are now more properties available, giving buyers a wider choice of homes and reducing their sense of urgency.

Rightmove reported in August 2026 that the number of homes available for sale was at a 12-year high for that time of year. Across southern England, average new seller asking prices were 1.8% lower than the previous year.

Zoopla also reported 5% more homes for sale than a year earlier. Although buyer searches were increasing, sales agreed remained 6% lower, while higher mortgage rates had reduced the average buyer’s purchasing power by approximately 9% since January.

This does not mean buyers have disappeared. It means they are more selective, more price-conscious and more willing to negotiate. They know that if one home does not represent good value, there may be another one just around the corner.

Sellers need to take every offer seriously

In a seller’s market, owners may feel able to reject an early offer and confidently wait for something better. In the current market, every genuine offer deserves serious consideration.

That does not mean automatically accepting a low offer. It means understanding the buyer’s position, their ability to proceed and the wider opportunity the offer could create for you.

If you are selling and buying another property, try not to look at your sale in isolation. You may accept slightly less for your home but negotiate a larger saving on the property you are purchasing particularly if you are moving further up the property ladder.

For example, accepting £10,000 less on your current home could still leave you financially better off if the same market allows you to negotiate £20,000 or £30,000 from your onward purchase. The important figure is the overall cost of the move, not simply the percentage of your asking price achieved.

This is where sellers can capitalise on a buyer’s market rather than fear it.

Every detail of your home will be scrutinised

When buyers have more choice, they compare homes much more closely. Details they may previously have overlooked can now influence whether they book a viewing, make an offer or choose another property.

Preparation has therefore become incredibly important. Before launching your home, consider:

* A professional deep clean
* Fresh paint where rooms look tired or marked
* Replacing worn carpets or flooring
* Professionally cleaning carpets that are still in good condition
* Decluttering and creating a clear sense of space
* Tidying or returfing an untidy garden
* Completing small repairs you have been putting off
* Adding attractive soft furnishings, artwork and fresh flowers
* Making sure the home smells fresh and welcoming
* Using subtle background music to create the right atmosphere during viewings

The objective is not to disguise the property. It is to help buyers experience it at its very best and make it easier for them to imagine living there.

The marketing has to be right

In a buyers’ market, simply putting a property on Rightmove is not enough. The photography, video tour, description, social media exposure, launch strategy and viewing experience must all work together.

Your home has one opportunity to make a strong first impression. If the marketing does not immediately capture attention, buyers can scroll past it and move on to one of the many alternatives available.

2. Marketing: maximising attention and creating emotional engagement.
3. Pricing: giving buyers a compelling reason to view and act.

Sellers who understand the shift, take offers seriously, and consider the whole move can still achieve an excellent outcome. Those who remain anchored to the expectations of a seller’s market risk losing valuable time and watching motivated buyers purchase elsewhere.

The market has changed. The strategy must change with it.
