Across DA11, DA12 and DA13, JAGS achieved a 91.94% Sold STC rate, compared with the local market average of 62.03%.

Sold STC simply means a seller has accepted an offer, subject to the legal work being completed. So this figure shows the percentage of homes that successfully went under offer. For us, this is one of the most important stats because getting a property online is not the result.

Finding the right buyer and agreeing a sale is where the process really starts. With JAGS, you have a much better chance of finding a Buyer and agreeing on a Sale. A home can look good online, but if the launch is weak, the photos do not create enough interest, or buyers are not followed up with properly, momentum can be lost very quickly.

JAGS achieved a 72.73% exchange rate, compared with the local market average of 50.00%.

Exchange is the point where the sale becomes legally binding. This matters because a property can go Sold STC, but it still needs to be managed through the legal process properly. This is where good communication, regular chasing, and strong sales progression make a real difference.  A sale being agreed is not the finish line. If buyers are not properly qualified, solicitors are not chased, or issues in the chain are left too long, a sale can become slow, stressful, or even fall apart.

JAGS found buyers in an average of 36 days, compared with 61 days across the wider local market. This shows how long it took, on average, from a property coming to market to a buyer being found.

JAGS achieved an average of 103.37% of asking price, compared with the local market average of 98.76%. This means that, on average, JAGS properties sold for more than the asking price. For example, if a property is marketed at £300,000 and sells for £300,000, that would be 100%. Anything above 100% means it sold above the asking price.

This is why we put so much focus on how a home is presented, how it is priced, and how the interest is handled once buyers start coming through the door. We get the price right, the strategy right from the start, where other agents make mistakes, costing time, stress, and also money.

Without that, sellers can easily end up accepting less than they should have, or taking the wrong offer because the process has not been managed properly.

JAGS had a 19.35% price reduction rate, compared with the local market average of 37.90%.

This shows the percentage of homes that needed a price reduction after going live. Price reductions are sometimes needed, and there is nothing wrong with making a sensible adjustment when the market tells you to.

But if too many homes are being reduced, it can be a sign that the launch strategy or pricing was not right from the start. Our aim is always to give clear advice upfront and give the home the best chance from day one.

Total time to completion

JAGS’ average total time to completion was 168 days, compared with 188 days across the wider local market. This is the full journey from coming to market to the day the sale completes. Completion is when the money transfers and the keys are handed over. On average, JAGS clients completed around 20 days quicker than the local market average.
